The Deal Pipeline helps you track properties from initial analysis through purchase. Stay organized as you evaluate multiple deals simultaneously.

Every deal in reSniper follows a status progression:

Using the Pipeline

Viewing Your Deals

Navigate to My Deals from the dashboard or navigation. You'll see:

  • Filter by status: Show only Analyzing, Offers, etc.
  • Filter by strategy: BRRRR, Turnkey, Flip, STR
  • Sort options: Date created, purchase price, cash flow
  • Search: Find deals by address

Changing Deal Status

  1. Click on any deal card to open it
  2. Use the status dropdown to update
  3. Changes save automatically

Deal Card Information

Each card shows at a glance:

  • Property address
  • Investment strategy
  • Key metrics (cash flow, Cash-on-Cash, ROI)
  • Deal quality rating
  • Current status badge

Managing Multiple Deals

Best Practices

  1. Analyze multiple properties - Compare 5-10 deals to find winners
  2. Update statuses promptly - Keep your pipeline accurate
  3. Use deal quality as guide - Focus on "Good" and "Great" deals
  4. Review lost deals - Learn why deals fell through

Pipeline Metrics

Track your conversion funnel:

  • How many deals analyzed?
  • What's your offer rate?
  • What's your win rate?
  • Average time to close?

View these metrics in the Analytics Dashboard.

Deal Actions

Save Changes

After editing any deal inputs:

  • Click Save to persist changes
  • Results recalculate automatically

Generate PDF Report

Create a professional report to share with:

  • Partners and investors
  • Lenders (for financing)
  • Your records

PDF generation is a Pro feature.

Share Deal

Create a public link to share:

  • Anyone with the link can view (read-only)
  • Revoke access anytime
  • Great for quick collaboration

Delete Deal

Remove a deal from your pipeline:

  • This action cannot be undone
  • Use "Lost" status instead for record-keeping

Pipeline Tips

  1. Don't over-analyze - Run numbers quickly, move on if it doesn't work
  2. Track everything - Even rejected deals teach you the market
  3. Set weekly goals - Analyze X deals, make Y offers
  4. Review regularly - Stale deals in "Analyzing" need decisions
